We take the top off your outdoor condenser and foam-clean the coil with a coil-safe solution. Inside, we sanitize the air handler cabinet and the accessible parts of the evaporator coil, clean the drain pan, flush the drain line and treat it with algaecide. Then we check the electrical parts, safety switches and refrigerant pressures to make sure everything is running the way the manufacturer intended.

Tune-ups are guaranteed for 30 days on maintenance performed only. Condensate drain lines may clog at any time due to algae, debris, or environmental conditions beyond our control. If drain repairs, safety devices, or corrective actions are recommended and declined, the contractor assumes no liability for drain clogs, overflow, water damage, or related property damage. This service includes cleaning and sanitizing of accessible components only. Removal of the indoor evaporator coil and full duct cleaning are not included.
